Does Mr. Clean recommend painting decks
Painting your rail system or any vertical surface is just fine and will last 7 to 10 years. However, if you paint the flat surface on an outdoor deck, it can fail within months. It will peel and flake off in some spots.
The biggest problem is some areas won't stay on the deck and other areas won't come off. What we mean by that is power washing will not remove the paint that is not peeling off. So the home owner is left with a portion of paint off and a portion of paint on. This can be very unsightly and messy. We do not recommend painting entire decks.
What's the next step if your deck is already painted?
Mr. Clean Powerwash suggests two options:
• Powerwash and re-paint
• Sand the paint off the flat surfaces and seal with TWP

For decks up to 400 sq. ft. Plus the cost of Paint. Additional Sq. Ft. will be at market value for the paint.

Choosing Paint and Application
We can use any paint you want. We do not pick nor recommend colors. We can offer you our discount at Pittsburgh Paint. We often use their SunProof Solid Color Deck Stain. It has a good coverage and we have had good feedback from our customers.

This is a 2 day job. We will clean on one day. We will come back on a separate day when it is dry to paint the deck. Odds are they will not be consecutive days, but we will complete the job usually within two weeks of good weather. In Michigan, that can stretch a week or so. However, we do not take any money until the work is completed.
We will clean the deck to remove mold, mildew and surface dirt. We will confirm the amount of paint you will need to purchase. If you choose to use Pittsburgh Paint’s Sunproof Solid Color Deck Stain, we will leave you with a color choice brochure. On it will be the amount of paint you need to order and the phone number to the Pittsburg Paint store closest to our office. You can order the paint over the phone and pay for it with your visa/master card. We will pick it up for you on the way to your job site. We will leave you with any left-over paint for future touch-ups if needed.

Repaint or Replace
Repainting the rails is your lease expensive option. We recommend you choose a color of a similar darkness so you don’t have the expense of painting it twice to cover the old. If you choose this option, we would paint the rails first, before we sand. It helps to keep the deck detailed.
Labor pricing to paint the rails would be quoted on a per job basis. The customer is responsible for the color choice and purchasing the paint. Adams Power Wash does not stock paint. Go to Choosing Paint and Application.
Replacing your rail system may not be as expensive as you think. New rails start as low as $20/4 linear foot of rail. The labor cost of removing the old system and installing the new are additional. So the entire cost should be taken into consideration before choosing this option.

What should you do if power washing will not remove the caked on old sealer or paint?
Sanding your deck will clear off unsightly build-up that power washing and stripping won’t remove.
